Spanish Revival Estate, Beverly Grove
A 1936 Spanish Revival estate brought back to original character with a full systems replacement underneath.
Almost everything visible in this house is either original or was replicated to match. Almost everything invisible is new. That is the correct ratio for a restoration of this period, and it is where most of the budget went.
We replaced the entire electrical and plumbing systems, retrofitted the foundation and rebuilt the roof structure while keeping the original clay tile, salvaged and relaid by hand. Plaster was re-troweled to match the original texture rather than skimmed flat, and the interior arches were rebuilt to the original radii taken off surviving openings.
The courtyard and spa are new but detailed as though they were not — same tile language, same wrought iron profile, same lime plaster. Visitors assume they have always been there, which was the point.
