Multifamily and small-lot construction in Los Angeles

Boutique apartment buildings, townhomes and small-lot subdivisions.

Multifamily Construction by ArcLine Builders — Altadena and Greater Los Angeles

Multifamily work is judged on two things: whether it delivered on schedule, and whether the numbers at closeout resemble the numbers at contract. We build boutique apartment buildings, townhomes and small-lot developments for owners and developers who need both, and we report against the pro forma the whole way through.

Why us

What you get that you would not get elsewhere.

  • Schedule certainty, in writing

Financing costs and lease-up dates make every week expensive. We build with a resource-loaded schedule, track it closely and flag slippage the moment it appears — not at the milestone it blows.

  • Fluent in LA multifamily regulation

Small-lot subdivisions, density bonus, TOC incentives, Title 24 compliance and prevailing-wage requirements where they apply. The rules are the project on jobs like these.

  • Built to be operated

We build for the owner who is still holding the asset in ten years: durable common-area finishes, accessible unit shutoffs, real maintenance documentation and warranties that get handed over organized.

Scope of work

Exactly what is included.

A real scope, not a feature list. If something you need is missing here, ask — the answer is usually yes.

How it works

The same six steps, every project.

Durations are honest ranges. You will always know which step you are in and what has to happen to reach the next one.

  1. 01

    Consultation

We walk the property with you, listen to what you want and give you an honest read on feasibility and budget range. No charge, no obligation, and no pressure to sign at the kitchen table.

    Week 1

  2. 02

    Planning & Scope

We document the real scope — for rebuilds, that means reading your insurance estimate line by line against what the work actually costs. You get a written scope and a number you can plan around.

    Weeks 2–4

  3. 03

    Design

Architectural drawings, structural engineering and Title 24, priced as they develop so the budget conversation happens while changes are still cheap. You approve the design before it is submitted.

    2–4 months

  4. 04

    Permits

We submit to LA County or your city, respond to every plan-check correction and pull the permit. You are not standing at a counter, and you are kept up to date on where the submittal stands.

    2–4 months

  5. 05

    Construction

One project manager, a published schedule and regular progress updates with photos. Change orders are priced and signed before the work happens, never discovered on an invoice.

    6–18 months

  6. 06

    Completion

Final inspections, certificate of occupancy, a punch list we finish rather than argue about, and an organised warranty and maintenance handover.

    Final 4 weeks

Questions

Multifamily Construction, answered.

Do you work with developers on a pro forma basis?

Yes. We provide preconstruction estimating early enough to inform acquisition, and we report cost against the pro forma throughout construction rather than only at draw requests.

What delivery methods do you offer?

Lump sum, guaranteed maximum price and cost-plus with a fee. GMP is the most common on multifamily because it caps the owner’s exposure while keeping savings shared.

Can you handle entitlements?

We manage plan check and permitting directly, and we coordinate with your entitlement consultant or land-use counsel on discretionary approvals, density bonus and TOC applications.

Tell us what you are rebuilding.

A free estimate with a real scope and a real number. If the project is not right for us, we will tell you that too — and point you somewhere better.
