Modern Hillside Homes, Echo Park
Two homes stepped down a steep Echo Park slope on caisson foundations, with rooftop spas above the city.

The slope here exceeds forty-five percent in places, which put the project squarely inside the LA hillside ordinance and made the foundation the single largest line item before a stick of framing went up.
Both houses sit on drilled caissons tied by grade beams, stepping down the hill in three levels so that every principal room gets the view. Access was the other constraint — there was no lay-down area, so materials were staged offsite and delivered to a daily sequence.
The payoff is the roof: two spas, unobstructed downtown views, and no visible neighbour.
